Blackbird Cabin Rentals was originally known as Mountain Shadows Resort & Rentals. For 25 years, Mountain Shadows welcomed and hosted guests. When the HOA was formed and owners started self-managing, Blackbird Cabins was formed and separated in order to not confuse guests that were staying at owner-managed properties. While we still manage multiple properties in Mountain Shadows, we are not to be confused with the HOA and their responsibilities.

Also, Blackbird was started with a clean slate, a new direction, and a 20 year foundation in hospitality and exceptional guest experience. Their parent company, Legacy Hospitality Management LLC, cleans and maintains over 100 of the top performing properties in the Smoky Mountains for self-managed Airbnb owners to other top performing, boutique property management companies.

Our Expectations for our Owners:

1. Your property has to meet the standard of excellence and if it isnt, be willing to correct the consistent areas that need improvement.
2. Allow us to perform our work and agreement in which you sought us to do in the first place.
3. Be open minded and willing to change.
4. Be patient. Short Term Rentals are not an overnight success nor are we a quick fix. We are a good start and sometimes foundations have to be rebuilt, properties have to be remodeled, and seasons have to arrive. We focus on organic growth, quality, cleanliness, and guest experience. Our numbers were built with heart, consistency, time, enormous effort, and sweat equity. Build something that matters. Our guests have been our best instructors, not high profile STR social media networks that sell you a dream. We do not make promises on your revenue or area reports. We have seen our properties grow in revenue anywhere from 10% to 300% in a time span of 2 years. The ones that are performing are the ones that listened, worked with us, cried with us, and got back up. Our guests decide daily what properties are going to be successful.

What We Offer:

1.  Full Property Management - you give us the keys. 80/20 split. We handle everything. Maintenance and Pest Control are optional add ons.
2. Partial Property Management - 15%.. We help fill your calendar, list on all of our platforms including Airbnb. You can use your own cleaning team unless we see consistent bad cleans..
3. Co-hosting - $250 per listing - guest communication only

Cohosting - $350 per listing - guest communication, scheduling, and revenue management
